Commercial Planned Maintenance Inspections
At E. Smith Heating & Air Conditioning we customize maintenance plans that will fit the needs of each of our commercial customers. Planned maintenance inspections are performed on a quarterly basis depending on the business’ schedule and the availability of technicians.
We have detailed out what is included in each season’s inspections below:

Spring/Cooling
- Clean or Change Filters in all Roof Top Units and Split Systems
- Replace Blower Belt and adjust Tension (if applicable)
- Check Sheave and Pulley Alignment
- Lubricate Bearings (if grease fittings available)
- Check Overall Condition of Equipment (cracked wiring, rust, excessive dirt, etc)
- Clean Condenser and Evaporator Coils in RTU and Split Systems
- Inspect/Clean Drain Pan in Units, Blow Out Condensate Lines
- Check Refrigerant Head and Suction Pressure in System
- Replace Refrigerant if Needed (per customers approval only)

- Clean or Change Filters in all Roof Top Units and Split Systems
- Check Blower Belt Condition and Tension and Replace if Necessary
- Check Sheave and Pulley Alignment
- Lubricate Bearings (if grease fittings available)
- Inspect/Clean Drain Pan in Units, Blow Out Condensate Lines

- Check Electric Heat Operation in PIU Boxes (if applicable)
